So after reading a TON of articles/books/blogs and watching as many videos, I have decided wholesaling might be a good fit for me to break into the real estate game. Of course the first step is always the toughest so I am taking notes and building my “business plan” so I have all my ducks in a row BEFORE I have people calling me wanting to sell me their house.
I am a computer programmer working from home full time so I have a lot of flexibility and can sort of come and go as I please. Which allows me to be more available to react quickly to calls, going to look at properties, whatever.
My girlfriend is a real estate agent and spends most of her time flipping houses and does a handful of really good deals a year. We initially got the idea that I would keep her in mind as my #1 customer and run all deals by her first before broadcasting the deal out to my list of buyers (which I still need to create).
I am in the Fort Lauderdale area and she suggested I find a mentor to work with for a while to learn the business. It seems like in all of the success stories I am reading, they ALL had a mentor in some way, shape or form and that made all the difference.
Anyone have any thoughts? What is the best way to approach and secure a deal with an expert that isn’t afraid of adding to his local competition? I don’t mind working for scraps if it will give me the knowledge to go off on my own in the near future.
Wow Bubbs, having a GF Realtor is a great situation. But you mentioned getting your ducks in a row, building a business plan, finding a mentor, holy friking crap Bubba.
It’s wholesaling, not brain surgery. Find deals and sell them, or procrastinate and make excuses.
I’ve seen so many beginners over analyze, over think, make a simple process into a complicated clusteruknowwat.
It actually amazes me how many people never get started, all you need to do is, do it.
Recruit bird dogs, do direct mail, contact other wholesalers, learn by doing, become good by doing.
As for your ducks in a row, get the 12 gauge out and have some duck stew. You don’t need a mentor to wholesale Real Estate.
I knew this one guy, he turned his home office into a gorgeous work station, he had an awesome oak desk, bad ass computer with all the add ons. His business cards wer beautiful high dollar with gold leaf. He spent over 30 grand on mentoring and courses. The last time I talked to him he still hadn’t done any deals. I offered to help him and walk him thru a few deals for 50% of the profit. His reply was, so you want me to do all the work and give you half of the profit?
What an attitude.
Also, you having a home business and making a living at it, you are probably not motivated, I base my success on being desperate, with no money & hungry kids.
Good luck my friend, if you can get motivated and focused and with the right attitude and mind set, & some desperation, you can do it.

Hey Rando… I really appreciate the response and find your posts entertaining, informative and to the point. I love hearing from someone “real” and not a guru with a hidden agenda.
With that said, I have my private pilot’s license and if you asked me the best way to become a pilot I probably wouldn’t tell you to just jump in and learn by doing I would probably never hear from you again LOL
When you say “it’s easy just recruit bird dogs, send letters, etc”… ok I get it and I can do the research about how to do that, download sample letters, etc. but it’s nice to have someone local and currently doing deals tell me what’s working and what’s not in the current market and locality.
In other words spoon feed me instructions and walk me through my first couple deals in exchange for 50% profits. Right down to the exact letters top send, to whom and when. If the work is in getting the leads, tell me where to look and turn me loose! I am relentless and love to work smarter versus harder. As a programmer if I find myself doing a task over and over I automate it by writing a script or some piece of software to do my job.
I think my skillset would prove beneficial to the right system of producing, contacting and recording the outcome of lead interaction. There are a lot of people out there “doing it right” right now. I hate repeating the same mistakes someone else has already made 1,000 times over if I don’t have to. I’ll pay my dues and do the legwork to learn the business.
Haha, it’s interesting you used that analogy of being a pilot and just jumping in. I actually purchased a new Ultralight aircraft kit years ago, my brother and I and a few buddies assembled that thing, it took a week. We took that plane out to a large field with paved roads. We started out just taxing around then doing short crow hops. We were all flying that plane, I purchased another, man we had fun. They were just beginner planes and top speed was 40 MPH Stalled at 17, plane only weighed 160 lbs. Later I purchased a more advanced one and learned to fly that also just by doing.
So buddy you picked the wrong analogy. It’s funny cuz now that I’m making some better money I’ve purchased a few light sport planes, I crashed one when the engine quit but that’s another story.
