I had a notion this morning while riding the train to work. You think it would be beneficial for my investment career to get my mortgage brokers license and real estate license? I figure if I am going to be competing essentially against agents, invsetors in my area to find properties I should know the market as good as possible?

You’ll probably take this as criticism (and, actually it is but I beleive constructive criticism):
Personally, I don’t think I now know or ever have known ANYONE with less focus…
First it was a landlord, then it was a Flipper, then a Wholesaler. Now it’s a Realtor and a Mortgage Broker’s license…tomorrow an inspector’s license??..what will you do when you run out of stuff to be? You really need to get out, find what you REALLY want to do, and focus on that!
My advice (for what’s it’s worth) is that you NOT spend any money on anything until you know what you really want to do…otherwise, you might just as wll either:
(1) Set the money on fire
(B) Go to Atlantic City, find the Roulette table and put it all on BLACK (or RED – your choice)…

Once again I think this comes down to a perspectives issue that you sometimse find so hard to grasp. As a beginning investor I feel there are many obligations that someone must fulfill before they spend there hard earned money. I am the kind of person that knows the world’s intentions and see that people are not as clear cut as they are made out to be. This is why I feel education is the #1 thing that people should focus on in life. It allows an investor to cut through the bull and find the meat of a deal.
Also to address the fact that I am trying to be multifaceted. I believe its important to know all aspects of business whether a deal presents itself as a flip deal or a rental, I should still know the best way to move on the deal in a professional manner without jeapordizing my repuation as an investor.
In regards to the issues of hiring birddogs while I look for properties. I think this could be one of the smartest moves that I could make. The reason being it doesn’t cost me any money to have others search unless I am making money off the deal. Since I work fulltime I don’t haev as much time as say someone who devotes there whole day to investing. Therefore I plan to supplement this by having a strong, trained group of birddogs scouring areas for me on a regular basis. Plus it gives my aunt’s and family members who are looking for extra cash an incentive for the holidays.
Maybe we come from two different schools of thought, but my goals are beyond the limits of this forum. I plan on becoming extremely vertically integrated so I can move a deal up the ladder as fast as possible and have my business become exactly that, a business.
See where as my goal is to do as little as possible and make as much as possible
DO WHAT YOU DO BEST AND OUTSOURCE THE REST!!
Thats my goal as well, do what you need and hire the rest so you can increase productivity in the end.

There’s nothing wrong with your idea…especially if you’re young.
I started off as a grunt (building homes in 4 states & overseas). I moved into Home/Pest Inspections for more freedom, less physical labor & more money. I graduated to real estate appraisal & used that license to obtain a RE Broker’s License. Through reciprocity…I intend to get a RE Broker’s License in Hawaii.
When I buy a home for investment purposes…I know it’s condition & value with certainty (no need for someone else’s opinion).
If you build upon a solid foundation…you won’t regret it. Trick is to get started & learn as much as possible in the shortest period of time.
