okay so i have a property under contract and want to start showing the property to potential buyers. How and when do I get the keys to the property in order to accomplish this?
Do it today Plus give them a checklist of things that need to be addressed. Such as All drugs out, All jewelry and items of value Out Etc.
Owner occupied, Tenant Occuppied or vacant? You didn’t say but probably if you forgot the Keys they are wondering about your expertise. Do it first thing in the morning and tell them it is your standard to give your clients a night to sleep on it.
I don’t know. I suppose you could ask, but if you were buying a property from me, you wouldn’t get any keys until the sale was funded and recorded.
This is something that should have been addressed prior to placing the property under contract. We usually add an addendum that states what we require property access to complete a sale.
You can simply inform your seller that you require this to have your partners, appraisers and/or contractors assess the property for inspection purposes prior to closing date.
Most people will be reluctant to give you keys when you haven’t actually brought the property yet, but you can always ask them to place a lock box on the door.
If they are still reluctant because they have valuables on premises or are concerned that someone may damage property or even hurt themselves while viewing or inspecting the property. You can have a attorney draw up a hold harmless agreement that will protect you and your seller
Since you already have a contract, simply talk to your seller and explain your intentions, if they want to sell the property they will usually work with you to make everything go smoothly.
Thanks for the input everyone. I went to the seller and simply asked for the keys and he agreed. In the future I will be asking for the keys up fromt, Thank you all for the advice.
