The best way is to find an appraiser that will work with you and give you “true” comparables. The websites that you see advertised are really worthless when it comes to the “true” valuation of the property.

Absolutely. The closer the sold home is to the subject home in SF, # of rooms, age, etc. the more acuurate the comp value.

Find a local appraiser that would be willin gto work with you and then use him/her for all of your appraisals.

Find a trust worthy real estate agent and, they will comp everything you bring to the table. Problem is finding one you trust.

What if the comparable properties that match the subject property in every detail was sold like 6-months ago? With the changing market, 6 months can make a huge difference especially in california.

Some markets appreciate real quick, so even 3 months may be outdated data. Other markets can remain stagnant for years, so 1+ year data could still be used. It all depends on your market.
