Getting cash buyers through realtors

I am meeting with an licensed realtor this week to build my cash buyer list. I am going to ask her if I get a house under contract can I let her know about it to sell to someone off of her list.

My question is what kind of percentage would she want if I sell the home to someone off of her list? What kind of forms/contract would I need if I need one?
