getting a house rented quickly

So I should be picking up a 3/1 house in a low to mid income area soon. It’s not slums, but not the standard middle income area either.

It needs minimum work, like 2-3k and it will be renter ready. I plan to get it rented and then put it up for sale. I think I can pick it up so cheap that I could easily sell for under value and move it quickly.

My question is, what’s the quickest way to get a renter in it?

I have ads up on craigslist and some other free online sites, and was planning to put some signs up in the area too. Anything esle?

If the area’s not too bad - mid-income blue collar and the crime rate is not too bad, I’ve had great results from a sign on the lawn with a few pointing to it…

In my area, signage and Craig’s gets mixed results. The newspaper always seems to bring enough calls to get a qualified applicant in less than two weeks if the rent is set to market rates.

In my area I have to get a second mortgage to pay for a newspaper ad.

I’ve heard directional signs (signs outside the neighborhood with arrows) work wonders, if you can put them up legally. Signs do have the downside of pointing out a (possibly) vacant property in high-crime neighborhods.

small local papers (Greensheet, Houston Press in Houston) instead of the big paper keep the phone ringing at a lower price.

There always seems to be a “Thrifty Nickle” type of local classifieds paper out there in every town. I usually see them near the checkout at local stores.
