General Warranty Deed -- Do it Yourself?

Do I need an attorney for this or can I use one of the General Warranty Deed templates for my state available for purchase online (such as lawdepot, findlegalforms etc.). I am trying to transfer title from my name to my LP. Title insurance is on the prior General Warranty Deed I got from seller of property (to me). Based on responses here I am not planning on getting new title insurance.

I do my own and I’ve never had a problem. It’s just a form.

Or did you use one you created…I looked on the Texas Real Estate Commission web site etc but didn’t see a template…only lawdepot, findlegalfroms etc. type commercial sites. I guess it is safe to use those? I assume after it is done I have to personaly file it in the courthouse right?

You can easily do it yourself. You can usually obtain the appropriate forms online from title insurance companies websites and they are usually free and downloadable.

I tried to do the transfer from my name to a llc and asked a local title company if they could do it. They advised me that once a deed is recorded they were not able to assist me and that I would have to have a lawyer do it. I haven’t shopped around for different answer though.

The answer that you received is typical for title insurance companies. What you asked them to do is what they refer to as an “Accommodation Recording” because it is not part of any transaction where they will earn any fees. Accommodation Recordings have historically created lots of problems and losses for title companies, so most of them will not do an Accommodation Recording due to risk issues.

Mark/William, I have a follow up question. I used the findlegalforms General Warranty Deed and it says I personally as the Grantor convery the property to the LP as the Grantee (obviously doesn’t address a vendor’s lien). I don’t own this property outright, do I need to modify this to be a General Warranty Deed with Vendor’s lien including the mortagor information. Or use it as is. I may be being paranoid here but this is the first time I am doing this :o

You do not need to worry about the lien. The General Warranty Deed only conveys legal title to the property and does not in any way affect any mortgage that has been recorded against the property. The recorded mortgage still has a priority lien against the property regardless of transfer of legal title.
