FSBO

What is your opinion on working with FSBO’s? I have not gone there yet but the city I am doing business in is slow right now. I am hesitant to try to purchase a property directly from the owner.

Call them up.
You might find a deal. If anything it will help you when talking to people. If you feel you are getting lost in your dialogue. Just say that someone is at the door and could you please call them back.

I love FSBO’s… I make many good friends talking to fsbo’s and I get many listings… I have even found some good deals myself… I like it… but I am a realtor, so I like getting to know people… I feel like I can help them. I just call or knock when I see a new sign…

Jason… what would you say your ROI is with them? What is your ratio of success when you approach them?

The investment is the time… and paper I give to them. I get about 1 listing for every 15 to 20 FSBO I visit… Some come back to me much later… Some give me referrals… Galveston is a very tight market so a few FSBO listings really help…

Regarding FSBO’s-I purchased a property 2 1/2 years ago that has a mold problem ( undisclosed bathroom water leak/ repair. If home wa in perfect condition it would sell for 875- 900,000. If I would like to sell the home as is, how much can I ask for it? damage repair estimates from 50 to 100,000. House shows beautiful- except for the mold in the wall! PC need advice.

Whats the deal with mold anyway!!! It was proven not to have harmful effects anyway. My inspector has told people to not worry about it, unless they want to. Many homes in Corpus Christi where my aunt used to work as a realtor had mold litigation… then it just went away.(judges stopped awarding settlements, and insurance cos stoped paying) I would maybe just disclose it and sell it. I mean whos to say that mold is the bad mold… In humid climates every house has mold…

Thannks for the response, but unfortunately, the can of worms is already opened and I must disclose that the home should not be lived in until repaired. Once you have it tested and levels are indicated and recorded< it changes everything. Is there somewhere that I can advertise to contractors or investors who will find it worth the fix?

How much did you buy it for? As long as the price was low enough that you can afford to fix it and still at least break even or make money you’ll be fine. I just hope you didn’t pay too much for it since the mold problem wasn’t known before the sale.

Since I sell a lot as FSBO, I am curious why you are hesitent? I usuallly prefer to buy FSBO

whoever would buy the house even at a below market cost and having to fix it would still make a great profit. If the house is sold for 700-725,000 and it takes a maximum of 100,000 to fix the mold because now it is a disclosure issue and would need to be retested- would still be left with a perfect house that will sell in the 900,000’s. The house is beautiful, just has a mold problem and once you bring the attention to it- they find walls they need to knock down, other areas etc. whats your opinion on how to list and who to target- investors? contractors? house shouldn’t be lived in until mold fixed.
