from $600 to $170 ,now what? how can I flip'me?

Question anybody.

I’m starting as real estate investor
how can you deal with this?

I have a lot of friends and future clients, they want to get rib of thier homes now .
( but you know they paid over $600,000 and the market just dropped to $160,000 or from $ 310,000 to $190,000) .

I can’t : “subjet to” or" lease to buy" because I will pay a hight morgage Right now.
is not like in texas cheap.
question :
Do they have to go to short sale?
How can I flip those houses?
now what?
