I was talking to a friend / fellow investor this weekend. He bought a property that had a 7 yr. lease option on it to someone else. The people have quickly fallen 2 months behind on payments, and are upset that the property was sold. He has explained to them that he intends to honor the L/O, but they continue to not pay. What happens with this? Is he able to evict them (he doesn’t want to, but may not have a choice)? Are they still obligated to the L/O signed with the former owner? Does he need to have them sign a new L/O? If they don’t, can he give them notice immediately? Any advice from someone qualified in this type of area would be appreciated.
