I am not talking about actually jumping out of a plane…though if you have never done it…you should. It rocks.

Onwards…

I am following the advice of about everyone that I talk to…I am jumping right in.

The area of the market I want to start in is negotiating short sales, bird dogging, sub2 and what not. I don’t want to actually own any of these deals, unless they are really great, I just want to work the deal, make a few grand, and dump the property off onto a wholesaler, flipper, or investor.

I have worked my first round of letters to pre-forclosure folks tonight and will be sending them out tomorrow. With even just one response and a deal brokered I still have one problem…

I don’t really have anyone to buy the properties or assume the contracts that I might be able to put together.

I know the standard response from the gurus is to join the local REI club and call the “we buy houses” signs. My “local” REI club is over an hour away in Pensacola. I am looking at going, but that won’t help me if I catch a deal in the next week. Also, I am going to call the
“we buy houses” signs, but I just want to have a larger network on which to dump the deals I might be able to work out.

All that being said, if anyone knows someone interested in getting into decent deals here in NW Florida, specifically in Okaloosa, Walton, or Santa Rosa county, please hook me up with them, I would greatly appreciate it. I have already sent out a few PMs and E-mails and I am hoping to get a decent response from touted investors.

I really want to say thanks for all the work that the gurus put into this board. My confidence and desire to just “jump in…or out” is very high because of the encouragment I found here.

I spent 20 years in the Army and they kept wanting to send me to Fort Bragg…I would always ask if the assignment had an Airborne requirement. If they said, “Yes”, I would tell them, “Sorry, I don’t meet the first requirement for Airborne qualification”. If you go to the regulation, it says:

"Requirements:

(1) Must be a volunteer."
