Fractional ownership for vacation homes

I am new to the REI Club and real estate investing and need help finding a starting point for some research. We have a vacation home in a high-demand recreation area. I have noticed that there is a market opportunity in fractional ownership of vacation properties, but have no idea how to research selling the property as a fractional ownership. Has anyone ever done this with an individual private residence? Does anyone have suggestions on where to start my research? What is involved in this type of transaction and can it be done with a single residence?
