FOUND MY CALLING!!!! pt.2

 Sorry all....whats up with the weird thing that happens when you get close to the bottom of post page? I couldn't finish explaing & then getting your well informed suggestions.

 Ok so the 4 fam is listed right now for $146k on a MLS i check out. It was listed "still active" as extremley motivated seller!!!But Foreclosure wasn't mentioned at all. So i used some of suggestions and tips l've learned and ran the address through the registry of deeds for that area. Come to find out it was sold at auction last month and of course the lender got it back for $95k.

  So if they got it back for $95k and are offering it for $146k my thinking was A.) Do i lowball the hell out of em outright with an offer by myself? B.) Contact the listing agent and try to get big discount through short sale? I mean like i said...rents for 3bed go like$1000 and could probably get $750-800 for the 2beds.

 And just to put it out there....i'm not looking to break the bank just out of the gate. So if i could acquire and sit on this flow i would. What are your thoughts? Thanks again.

You need to find out what it’s worth first assuming it’s in perfect shape and figure out if it needs repairs or not. You need to get into this house for half the value with repairs included. Only buy in this market place if it has equity. That’s rule one. Good luck in your search.
