I have been looking for a rehab in my area in OH. I dont have a problem finding houses with long grass, paperwork hanging on the door, empty houses, etc. I can easily look up the property on the couny auditor site and get a name from the property.
The problem that I am having is contacting the owner?? The address listed for where the taxes are sent is usually the same as the address of the prop. There are to many listings for the names in the white pages to try to track down the owner. If I send a letter to the prop, it may get forwarded or maybe not, however I will never know and people would probably put it in the junk mail pile anyway.
Am I being to pestimistic on this? What is the best way to get into one of these houses that I find?

Your playing a numbers game, and I can make 1 guarantee. If you don’t sent any letters, you won’t get any responses. Will most of the letters you send get thrown away, or simply not reach the owner? YES. But again you must play the numbers to win.
Here is a marketing piece. Get a see thru envelope. Do you know how excited you get when you get a check in the mail, but it turns out to be advertising.Write your offer in the form of a check marketing piece stating this is not good until accept by both parties, and offer the seller reasons why he should sell it to you. Value and benefits. If you can look beyond the money, you will close more deals. ABC
Use your business address, make it look like it is from a business, or leave the return name out. Address of the person in the see thru window., and that is it for the front side. Put your address on the back only.
if it looks like a check i would open it.
Ask the neighbors. In most neighborhoods, the neighboor will know where the owner went. In most cases the neighbors are watching the house for the owner, and have a contact number in case of an emergency.
If they do not, ask them which house Ms. Kravitz lives in=)
Thanks for all the great responses!! Some things to try is what I was looking for. I agree that this is definitely a numbers game. Anything to boost your odds just makes it that much better.
