Forms needed for buying rehab to fix/flip

Newbie wanting to get going on finding that first deal but am not sure of the needed contracts I need to use/get familiar with.

I don’t need to use all the forms a realtor would since the seller and I are speaking to eachother directly right?

What would I need other than:

  1. Offer to purchase (After our meeting, this is my offer)
  2. Seller acceptance of purchase offer (Is this needed since after they agree, we will write up a contract?)
  3. Real Estate Purchase contract (official contract)
  4. Quitclaim (do I file this, does the lawyer, do I need it at all?)
  5. Agreement to Sell RE (is this necessary since we have the RE purch contract?)

I’ve been reading the RE Articles section on this forum, searching the forum, and searching the net but am unsure as to what forms I really need

My plan is to contact sellers directly and buy their house. Most likely I will fix/flip myself but may assign the contract if the situation arises.

Not sure where you are but you could go to your lcal friendly realtor and ask for a few Purchase agreements. Get extras you will screwup a couple . Ask your Realtor team member how to write it up, and what title co to take it to for the title search and closing statements. Don’t over think this, Realtors do this every day even crappy ones, you CAN do this before lunch tomorrow !
