Foreclosure tips

I get the weekly list of auction props from the county; I pay and download. I pick out the ones that I want to “investigate” and mark them. I then (haven’t done this yet) will ask my friend to run a title search to make sure that all is OK.

My questions are:

  1. Once the title is clear and I want to bid do I need to be concerned about the people who will be upset/pissed/crying when I knock on the door and tell them to leave? Any experiences with this?

  2. If I have a property that I bid on and get in the auction, where will I get the cash to pay the clerk within 24 hours? I know the answer is lenders but does anybody have any of the foreclosure lenders’ contacts or other advice on how to structure a cash puchase like this?
