Foreclosure Help ?

Hi,

How would you know the status of foreclosures ? meaning if the time and date are up to date. How would you check this ? Call the lawyer or auction company ?

Get an authorization to release from the homeowner w/lenders owed and acct numbers. Talk to the lender who started the foreclosure.

Start at your local courthouse ( of course the county where the property is located)
Check for the NOD (Notice of Default)
Contact the Trustee ( Attorney) to see when the Auction Date is.
You can ONLY get an “Authorization To Release” if the homeowner in default agrees to work with you in the 1st place.

Sometimes you could access the county courthouse online. Go to naco.org and find the county. You just have to navigate a lot around the site of your particular county. Look under the recorder’s office.

I can direct you to a paid service that claims they have foreclosure info on every state in the country but they will give you 7 days free. Just remember to cancel it through their cancellation page or they will automatically bill you and keep the service running. email me or go to my website. Its on the index page.

Hello… what questions should I ask the Lender?
I know that asking when the property will be going to auction, will tell me that the owner(s) are still facing foreclosure.

What other hot questions should I ask?
Will they tell me how much the owners are delinquent?
Does the Delinquent amount go up each month while in that window before it goes into auction?

I’m a newbie and would really much appreciate your help.

Thank you all so much for making this site so wonderful!

Most of these questions are answered in Tom Lucier’s book “The pre-foreclosure property investors kit”. I can e-mail you an executive summary if you like.
