I need help with a foreclosure sale that has been sold at sheriff’s sale but has 3 weeks before the confirmation sale before the judge. The bank bought it back but doesn’t hold the deed until confirmation sale.

I want to purchase this SFR ASAP. Because of credit, I need a hard money lender or private investor willing to lend at approx. 70-75% LTV. Loan term 6 months to a year and then I will refinance.

Or an investor willing to lease option property back to present owner or enter into a land contract with present owner.

Time is of the essence.

Hard money, no one is going to go above 65%, will need a short sale/payoff.

How bad is your credit? Will you be able to refi when you want to? In this current lending climate, sub-prime borrowers are having a tough time. Make sure you’ll be able to refi at favorable rates. You don’t wan to be stuck with a HML. Good Luck.
