foreclosure find

hey guys…little help?

found a pre-foreclosure that has been vacant for a few months. owner left state, tracked him down and he is willing to let me have the house - wants nothing. Foreclosure atty tells me to talk to mortgage company, suit filed by homeowners assn., but taxing authorities have not taken litigation course. owner willing to give me a letter to negotiate with mortgage company. i was thinking that if i got the house deeded over to me, this would interrupt the foreclosure proceeding and give me a chance to negotiate the sale.

house has been vandalized now and needs 20K in repairs. but still a possible gem.

is this the Deed of Trust a correct course? suggestions please.

It’s always a good idea to get the deed, but that won’t stop the foreclosure. The foreclosure is based on the loan, not the owner. It doesn’t matter who owns the property.

The only way to stop the foreclosure is to either catch up the loan, if allowed, or to pay off the loan.
