foreclosure direct mailer

I want to do a direct mail piece to 30 or 60 day lates. What criteria should I pull as far as their morgage situation? I can do a short sale if the house is upside down but ideally wouldn’t it be better if they had equity? Should I say homeowners that have owned their homes for more than 10 years or should I go for a specific LTV??

Not certain you’ll find a 30-60 list which is sorted by an AVM… I like my voucher letter to 30-60 day lates…
