for doing L/O & Sub2, Realtor license is helpful or not?

I am about to start my investment, using mainly Lease option & subject to existing loan method.

I am very confused, do I have to activate my realtor license or not?

Peter conti says Realtor license can be kind of a pain in the neck
because of strict ethics for doing investment.

But Bill Bronchik says,
especially, for doing Lease option over and over, it’s better to have Realtor license.
Because [L/O sandwich deal] looks like what realtor’s doing,
so a investor of L/O sandwich deal can get attention from real estate division & get in trouble.

I’d really like to hear opinions from investors of the field.

There are a lot of rules that need to be followed by having a realtor license. Most large investors vacate their license due to the pains. However, there are some big advantages. Not sure about every state but most it is required to have a license to do lease options. If your strategy is lease options then activating your license may be the best decision. Hope this helps.
