For Bird dogging, what info do I need to collect about a property ???

Other than the obvious, which would be the address.

The more detailed the better

Property details including tax information, owner name and address, past sales data.

Details of the house including size of lot, square feet of house, number and type of rooms - information on any renovations work that needs to be done. Pics are always good.

Any other information the seller might volunteer or you can get out of them - recent appraisals, family problems, what is selling motivation, etc

The more details you can provide, the better the lead is you give to your investor. But the best thing is to talk to your investor. What do they want to know about a house before they will look at it? Some want to see everything in a particular area, others want more specific information before they bother to look.

When you are birddogging people say to collect all the information but would if you just drive by an empty house with no contact info or anything. How do I get the owners information?

You’ll have to look it up at the county assessors office and see where the tax bill is being sent if it’s a vacant home.

I would think the more info you can gather on ther lead the more you can expect to get in return for it.

Speaking from experience here $10,000,000+ in transactions…Just so you know I’m not pulling this stuff out of my a$$.

If a bird dog called me and said “hey I drove by an abandoned home…I want money” I would laugh them right off the phone.

A high paid bird dog brings me deals…Deals that they have checked the old comps, new comps, been through the home, taken pictures, and know a rough estimate of repairs…

Not to mention the massive value you will get out to learning your market and about real estate in general…That’s where the real value is in bird dogging you’re essentially “Earning, while learning” real estate investing…And that’s pretty cool!

So how much do you pay the bird dog? How does a bird dog keep from getting side stepped if they are giving you all this information without having it tided up like a wholesaler would?

JKBailey, if you do all this work, an investor worth bird dogging for won’t cut you out of the equation. If they do, then simply find someone else to bird dog for.
