Florida deed with 2 signers 1 signer absent

I’ve gotten several conflicting answers on this question: The home is located in Florida. The 2 signers are husband and wife, still legally married. The 1 signer has been absent since 1997. There has been no recorded death certificate issued in any U.S. state for the absent signer. The other signer would like to have the deed titled in their name only and refinance the home without alot of red tape. How painful is the worst case senario? :banghead

one signer absent = no deal.
without proof of death the signature IS required .
maybe try a skip trace.
in this case you’ve got lots of red tape !! and lots of research to
locate the MIA person. :bobble
