Does anyone have any experience/success, acquiring contracts on vacant land and turning to investors who hold parcels in the area.
no i dont,i really would love to learn how to do this though…do you?
The only success stories I’ve heard which were credible looked like this:
Buy via land contract or seller financing a large tract that was zoned for mobile homes, subdivide into 5 acre parcels, resell at 3 times original price per acre with owner financing (buyers acquired from trucker magazine ads), and include ‘release clauses’ in original contract or owner financed mortgage. There were some additional provisions if the buyers of the smaller tracts wanted utility installations but that was the format which worked well.
This economy is a bit different and unstable and I personally am staying focussed on small deals where I can create a note and sell it at a high yield to investors, be in and out of a deal with little or no risk. I do this with mobile homes, cars, boats, trailers, business equipment, and the like. Knowing how to do this provides a very nice income and allows me to earn additional fees to teach others to do the same.
We are in a great business and there are so many ways to earn a living, even in this challenging economy.
