flat rate for handyman

hi everyone,

i am about to hire a handyman to handle all my rental units’ maintenance and minor repairs. i have about 30 units to manage. before i hired people to do each job, but i figure if i use a handyman on a regular basis, i can save a lot for time and $$$. how do you guys pay a handyman whom you use on a regular basis? if you pay him a flat rate, what’s the rate? i know the rate varies from state to state, but i just want to get a basis idea.

A decent handyman will not work for a flat rate monthly. You might be able to get a retired person to do your repairs in exchange for free rent or discounted rent.
I work for an investor and he uses a onsite manager who does the small stuff and lives there for free.
