fla precon and l/o

Hi guys…and gals…i have a couple questions regarding l/o…i am having a house built in fla [ my first deal]…i want to l/o for a year or 2 and then sell…i live in cali…should i create an llc in fla or here?..or is that best way to hold it?..maybe wrong forum
what would be a proper nonrefundable deposit to ask for if property will sell for around 320k?
i am waiting on wendy pattons book…so hopefully i will not have to ask questions like this…anyway thanks all for reading
