What do you guys think of the teachings of “Fixer” Jay P. DeCima -and- William Nickerson?
I find their investment philosophies to be very simple, intelligent and very low risk. I think in my suburban/urban market, where cashflow opportunities are present but appreciation is very limited, they’re concepts work great.
I read just about every rehab book I find. Most are very redundant, this includes DeCima’s books. The one book I am surprisingly impressed with is called “Flip” by Villani and Davis. This is the only book I would recommend above any other rehab book. Best all-inclusive rehab book I have ever read, hands down.
What’s special about “Flip” by Villani and Davis? Amazon doesn’t have any reviews on it, as of this afternoon, as the book just came out. I checked out the company’s website and it appears they’re in the construction side of the real estate business…see http://www.homefixers.com/default.php - so they may have an interesting perspective on that I take it…?
What’s different about Flip is that it’s the only rehab book I’ve read with specifics. It covers just about every little detail in a very analytical, step-by-step, broken down way. It’s also about twice the size of most other paperback REI books which tells you right away there is more info. If I were to write a rehab book, it would be very close to this one.
The authors are experienced investors who decided to write a book rather than an experienced author who dabbles in REI. Both authors are executives of HomeFixers which rehabs houses then sells them to investors as rentals I believe.
