First Rehab - NEED HELP! Costs? HVAC UNIT - NEW ELECTRIC PANEL - NEW ROOF

I am purchasing a 2800 square foot Triplex home in pheonix. I have no idea on the range of costs the following items someone please give me an idea

  1. It has no HVAC unit or furnaces in any of the three units, any idea what this will cost?
  2. It requries a new roof? what is the average or range for new roof?
  3. Its Electrical panel in the laundry room has been stolen? Cost to replace/

That’s similar to the question you asked. It’s impossible to answer without the details. A new car might cost $7,000 for some foreign mini junker or $700,000 for a luxury sports car.

What kind of HVAC are you talking about? Heat pump? Electric Furnace? Gas Furnace? What efficiency are you looking for? Are the ducts intact or were they stolen? Are you doing the work or hiring it done?

How big is the roof? What kind of roof is it? Shingles? Metal? Are you doing the work or hiring it done?

You can buy an electrical panel at Lowes for less than $50. Are you doing the work? How many breakers do you need. Is all the wiring intact or has it been stolen. Has the wall been damaged?

You’ve got to be more specific if you want a meaningful answer.

I do have a question…Does anyone here think that it’s likely that if a person purchased about $8000 in silver bullion today that if and or when the market crashes and gold and silver takes off that they’ll be able to then turn around and sell just in time to buy a median single family home?

I was actually going to say $2,000 and list the name of that car, but couldn’t think of it (or the country it came from) at the time I posted. It’s from the Tata company, probably named after the noise the car makes coming down the road: tata tata tat, tata tata tat, and then a big puff of smoke rolls out of the back as it grinds to a halt.

I paid about $100 per square for the last roof I had put on, about 8 months ago. Most of the cost is labor and metal trim pieces, so an upgrade in the quality of the roofing doesn’t actually cost too much.

The bid that I got for metal roofing for just the house was $16,000. I had both the house and shop done in 40 year architectural for just under $10,000. (It’s a big house, but a tri-plex is going to have a big roof)

You want all the heat to be separated so that tenants pay their own heat. A heat pump might be $3500-$5000 per unit. AC is good in AZ, so that’s probably the way I would go. You won’t find tenants for a house in Phoenix that doesn’t have AC

Cadet type electric wall heaters are under $200 each. You would probably have to have new wiring installed to supprt them, and you still have to figure out how to provide AC (window units are under $200 each, but are only going ot be acceptible in low rent units.)

Electric panel? It depends upon how much of the wiring has to be re-done. If you got your panel stolen, they might have ripped out all the electrical wire they could reach.

I use an independent roofer who does all his own work. He does better work and he is cheaper than using a roofing contractor who sends a crew of illegals out and doesn’t watch what they are doing.

        I don't know if you bought the house or not, but this is the sort of thing you need to know before you put in an offer. If you don't have the knowledge to price repairs accurately, you need to have a contractor with you to give you the estimate of what needs to be done, cost, and time frame. How could you possibly put in an offer on a house when you don't know the repair cost?? You need to assemble a team of professionals BEFORE you start looking at properties. I hope for your sake you put in an inpection and financing contingency? Will a lender give you the kind of money you need? I wish you luck.

In my market, Estimates for a roof are $150-$160 square for complete tearoff, res-sheeting, haul away and replacement with 30 yr dimensional shingles. If tear-off is not required it isn’t nearly as much. It’s about $12/bundle for the shingles. Flashing and sheeting are considerations too. My contract quotes everything from start to finish and gets the job quickly, even during the winter months. Furnace is based on tonage, efficiency and ductwork that may need done. 2.5 ton 90% furnace with chases and ductork and A/C installation runs me about $4300. Electric panels are inexpensive but generally you will need/should pull a permit to do so and a licensed electrician should be used. Typical service upgrade runs about $750 for a 200 amp service, $600 for 100 amp.

This is EXACTLY how people get smoked in real estate.

THE FIRST thing you do is KNOW those costs. That info isn’t going to come from a real estate forum, it comes from licensed and insured CONTRACTORS. There is no way on earth you should be even considering a purchase UNTIL you have WRITTEN ESTIMATES.

The scary part of your post is the “they stole the electrical panel in the laundry room”

DUDE, no one steals electrical panels, what they stole was ALL THE COPPER WIRING THAT WENT INTO THAT PANEL. They took the panel just because that’s where the wires terminate. Like Mike said, a new panel is $50. The copper wire in that house was probably worth $1500.
And I’d be willing to bet that your copper pipes are LONG GONE TOO.

Why not try something EASIER for your first project.

  1. AC/ Heat pump installed is going to run you $4-5k per unit (or more if need duct work done).
  2. In a metro area like Phoenix, you are like will pay $200(or more) per square 100 sq ft of roofing) for composition roofing. of course, construction business is lsow so you might be able to get under $200. Yes, it stupid expensive but that what I seen lately.
  3. A new panel installed by an electrician is going to run $1000-$1500. If there is additional damage to the in-feeding riser, etc, then add more on. You almost certainly have to pull permits as most utilities will not hook-up to a new panel without sig-off by the local building inspector. They are super pciky about this.

Paul one thing that helps you learn the prices.

Go to Home Depot, and make a list of everything you need to do your jobs and the price.

That way you will always know how much materials cost. Then you can judge how much they want for labor.
