First prospecting drive..

I went on my first drive today to find my target area/neighborhoods and I think I did very well to only have spent about an hour driving around. I looked for houses that looked like they might be vacant. It wasn’t super easy because there wasn’t a lot of junk in front yards or anything like that, but I took other clues (slightly overgrown lawn (i mean, it’s january in colorado so there isn’t much lawn anyway), broken fences, and junk in backyards). I took down the addresses and came home to check out the assessor’s website. One of the houses on my list is in foreclosure and two said that they had a “family/in-house transfer”. Now does this mean that they are most likely inherited houses that someone would want to get rid of? One has a sale price with the transfer (house A), the other has zero as the sales price (house B).

House A says the deed type was a warranty deed and House B was a quit claim deed. My question is if either of these might indicate a motivated seller. Or is it impossible to tell from this information and I should just send out letters?

It is always hard to tell the history of the property if you don’t speak with the owner. Sometimes the purchasing history on the MLS can help. When in doubt, mail them.
