First Deal - Need Help in Texas

I’ve aquired a sales contract from a wholesaler. I plan to rehab / resell this property. It currently has a tenet in it that is not paying rent, and is the family member of the property seller. The seller did not want to go about evicting the tenet because of the relationship. How do I legally go about getting the tenet out of the property so that I can make repairs once I aquire the property? Please note I have not closed on the property yet, but mearly been assigned the sales contract from the property wholesaler. :help

You need to check the tenant’s lease. The lease survives the sale in almost all jurisdictions and you will be stuck with him for the duration of the lease. I would also make the seller sign an estoppel letter detailing the lease agreement he has with the tenant.
