Finding Tenant Buyers

I’m looking for recommendations from people smarter than I (which doesn’t take much).

I can’t seem to keep my “Rent To Own” signs out in the neighborhood. Either the city, realtors, CAUSS or my competition is taking them down with-in 24 hours of me putting them up. For me, this is by far the most cost effective way of advertising (if people would quit taking them down). The newspaper hasn’t been much help (expensive). I tried the “Pick Your Neighbor” strategy, with little success. Radio and billboard aren’t much help because it can’t point them to the property. I’m running out of options and time.

Would anyone be willing to share their unique or just plain better way of advertising their available homes?

I used to have the same problems.

Putting my current attributes to good use (being 6’6"), I started placing my signs higher up. Also, I’ve used ladders and truck beds to place them even higher.
After doing this, I noticed they stayed up longer than usual.
Seems all those realtors and “sign police” didn’t think it was feasible or worth the time to carry ladders all around town.

Another thing you could look into is placing your signs in neighbors’ yards…with their permission of course.
Some don’t care, others may not want to assist.
Those that don’t want to play ball can and will be bribed.
Should someone happen to eventually buy/rent your house from the sign in the their (the neighbor) yard, a small $thank you$ is shown as a way of appreciation.
This way, realtors, sign bandits/police aren’t as inclined to venture onto someone elses’ property, trying to steal your signs.

I certain appreciate the input. I have tried both of the techniques you mentioned with little success.

After getting back to my office and putting the ladder away, there was a message on my phone from the public utility company telling me they’ll press charges if the signs weren’t down with-in 24 hrs.

Putting signs in yards with people’s permission still didn’t stop the city from taking them down.

I don’t know what to do. I’ve exhausted every advertising option I can think of. I feel like I’m writing a book but I have “writer’s block.”

What else have you tried? Anything…Anybody!!!

Magnetic car signs (if you’re the “type”).

I’ve never used them looking for buyers and/or tenants, though.
But I don’t see why a generic one saying:

Rent To Own Homes
Easy Terms
xxx-xxx-xxxx

wouldn’t get you some calls.

See if the utility companies hassle you over this one. :wink:

The body of the car is plastic but some sort of decal or sticker might do the trick.

I may just find out that I’ll have to buy a permit from the city for advertising on my own car. ;D

Find a tenant buyer is easy. I have 17 years in sales and marketing, I will share with you.God said if i giveth it, I shall be bless 10 fold. Have a pen and paper ready and expect my next email. People are so focus on problems and reality that we are not creativive at all.Think out side the box. Sorry, For the late reply. See how I sold you guys…I throw a value out there and increase that value by saying for free. Same principle. Here is how you find tenant buyers.

Yes magnetic car sticker will work… a few leads.

1-800 -homes- make the numbers so stupid a monkey could remember.

KISS- Keep it stupid simple.Yes on you magnetic sign on the car.

A website that says How to buy your dream home as little as 3%-5% down even with bad credit. Call to find what private investors won’t tell you.Limited offer! You have to have to have time value to make people act. Like a child… you give him one small taste of candy one piece at time.

Place small ads like this on the internet in forums or classifield ads.with phone numbers.

Put flyer dispay with business card in laundry mat.
that says the same thing but you also add more value … save 6 % on your next house. Call today for more info. 6% offers expires soon must act now… keep change the date for you next set.

Think like a renter… where do they hanging out at. Coffee shop etc… get the idea.Always be selling and closing.

What newspaper they read. Homebuying magazine and news papers, and home publication magazine for renters. Do not have to be fancy… 3 small lines will do. Put your code into each marketing piece. If you can’t track it , you can’t measure your progress and growth. Ask the client, which marketing piece they called off of. What made you call me instead of a realator.They probably say the commission part.

The cheapest is referrals. Do you know anyone like your self that would like to seize the opportunity.They at least know 2 o3 people. And those 2 o 3 know other people. Get the the idea.

Wedding home show.

People go to find gowns, flowers.jewerly, caterer. etc… what is the next step after marriage… a house…a car … then kids… get the idea…

Now remember most American are reading at an 8th grade education… Do not use BIG words.

Give an e-book about testimonals…Tell the story or joke… get them to come back for the climax or punchline.Always be selling and closing. When you were a kid you work your Mom and Dad.If yoy didn’y get what you want … you cry…That is closing your parents.

Try this for now, because if I give you to much info, your brain might over load… Post this some where so you can visualize .Put a car or a house next to these items… Hell, even put your kids next to get you motivate to take action, but at least take action…Now people with bad credit will be in next class schedule… someone has to remind me… too many business with all loans for hard money, commercial…etc… to may request… Thanking for attending Real Estate 101.Good night boys and girls… Where is my apple?:0)
