I’m looking to get into the area lease options or RTO’s, more aggressively. I currently have 3 properties, all with lease option tenets living in the properties. My goal is to get things set up so that I can have at least 4 properties a year “maturing” much like a CD would and making some fairly easy residual income. So far I have found my properties through word of mouth, friends and my local real estate club. I want to actively pursue properties on my own though in order to get better deals on the homes. I am wondering how the best way to do that is? What are some of the strategies or techniques people use to find motivated sellers in their areas? Do you canvass neighborhoods, or put up bandit signs or something entirely different? Any advice or thoughts would be greatly appreciated. Thanks to all who have given me some great insight already!
