Finding Properties in Distress

What is a good way to find properties in distress? I have tried a few mailings - had a decent return, but I’m not sure what to do with them after they call. They all overprice their property and it is no longer a deal.

Are there any courthouse records that indicate a person is in distress? Should you try to find an early tax deliquent property? If so, How?

Finding distressed properties or people or both?

I guess finding the properties is just by doing a drive by and inspecting it yourself, but is there a better way? I’m trying to maximize my efficency.

But the main objective is to find the people!

What is a good way to find properties in distress? [b] Drive the neighborhood, networking, marketing. I find that networking is the best…who knows your investing, do they know what you do exactly? Or do you? Are you the secret investor that no one knows about?

Example…talk to your FEDEX driver/utility worker/postman/flower delevery…do you think they see any beat up houses? Probably drive by many…just didn’t pay attention…oh, speaking of pay…PAY them $500-1000 per house you close on. THEY WILL NOTICE THEM THEN.[/b]

How can you market if you don’t know what your looking to recieve? Not being mean, just asking. If your looking to buy their house…ASK them if they are interested in selling. Are they or it distressed?..then become a problem solver…THEIR PROBLEM SOLVER

Are there any courthouse records that indicate a person is in distress? BK’s & Foreclosures are listed. This again falls in line with your marketing, these type people can be difficult to work with, but some are easy. YOU need to know how to solve their problem…thats what they are looking for. hint: very seldom will it be as simple as “just take my house” even though that is what would help them the most…you need to show them a solution at that point.
