I live in Argentina and was lucky enough to meet some very interesting people involved in real estate.
And that’s how I got the opportunity to sell a 24,000 ha property (including olive trees, cattle, polo field and much more) in the North of Argentina which has a 2,000,000 USD cashflow potential per year.
I have until November to find a buyer and would like to discuss with you how to sell a property like this one.
It will go for around 20,000,000 USD and if it’s not selling for cashflow it might sell as well to people interested in owning such a property for lifestyle.
I’ve been looking on forums and discussion boards to post the property but think that there must be a better way.
This is the way to really get the word out so place ads in every medium you can in every big developing country.
Europe, Asia, North America, The Middle East and some area’s of South America. Do everything you can to get the word out and the property marketed.
Create a prospectus of the property, the financial potential, current income and expense and projections. Show the facilities, equipment list and ammenities that go with the property.
Is current management and staff willing to stay?
Show everything and advertise and market heavily and you could get that buyer.
Make sure your offering half of the listing to a buyers agent.
Advertise heavily with all the prospects and details of your property. Its better to hire some professional for marketing purpose coz they are trained for this.
I totally agree with this. You should hire some professional, because their experience and skills will bring you better results. Besides, you will save your time. Good luck in finding international investors.
thank you Gold River for your detailed information and thank you Mike89 and Holoyarses for your ideas.
I am currently working with one professional real estate agency and they are helping me to get the word out.
However I would like to advertise this beautiful property also myself and therefore will take your advise into account and start marketing more heavily.
Very few places will buy an “idea”. Besides, if you could send your “idea” to someone for evaluation, what would stop them for just doing whatever it was themselves and not paying you anything?
If you have an invention, you would most likely have to build a prototype and get a patent first.
If it’s just an “idea” with no concrete plan or product, you’ll have a difficult time selling it.
If it’s an idea for a business, you’d need to come up with a business plan and find a venture capitalist that would be willing to finance the start up business.
Any way you look at it, it’s going to require a lot more work on your part of putting something together to actually sell. Stilbaai Farms
