You need to set up some sort of marketing strategy so homeowners are calling you. And while that is taking shape, start contacting homeowners who are advertising their properties online and in the local newspaper.
You can place ads in papers, you can put signs on telephone poles, you can post radio ads, you can send direct mail to people in foreclosure, you can look for ugly vacant homes, you can pass out flyers, etc
