I’m a real estate VA and doing some investing work as well. I have an investor (buyers list) who wants me to find a Commercial (apartments - class c) to do a short sale on. She said it could also be an REO.
I think I’m just spinning my wheels here though. Any ideas on where to start and any advice is appreciated!
Just the statement you have a buyer who wants to buy class - c apartments through a short sale or REO is a very broad statement!
In what state? What Style? Tenants pay utilities? Landlord pay utilities? What number of units? What unit mix? Single story or multi - story?
Access to units indoors? Access to units outdoors? Management on site? Management off site? Pool? Parking? Condo approved? Washer / dryer in units?
Laundry facility on site? Distressed? Owner carry desired? Needing rehab? How much? Close to public transportation? In good neighborhood? In developing area? In low income area’s? Section 8 approved? Owner pays heating? Tenant pays heating? Patios & Balconies? Storage?
What kind of pro-forma numbers and percentages is buyer looking for? Potential profit per door?
