I have been on webinars where they are promoting systems with instant access to cash buyers in whatever area you choose. It sounds kind of too good to be true. Anyone have any thoughts?

Sounds cool, and I believe this is possible to do. But why would someone give out access to all their cash buyers? That’s the honey pot. Well I believe that there are more than enough cash buyers to go around so what the heck. lol. :bigthumbup
Better to develop you’re own cash buyers. Go to your local RE investment association, go to sheriff sales and take note of those that bid on the properties. Approach them after the auction and introduce yourself. If you know someone who has a house to wholesale, offer to help them find a buyer then advertise the property seeking cash buyers.
If they would give you a list it may not even be good. There are a lot of people that TELL YOU that they are cash buyers, but many misrepresent themselves. Researching cash sold properties is the easiest way to do this where you have proof it was purchased with cash. If you speak to someone claiming to be a “cash buyer”, ask for proof or some kind of verification.

In many markets it is relatively easy to find cash buyers that have bought recently: check with your title company or favorite real estate agent/broker about acquiring a list of Absentee Owners that purchased property in the last 6 to 12 months that did not have a loan on the property. Absentee Owners means that they are likely to be investors since the tax bill is being sent to an address other than the property and that they did not have a lender, they are cash buyers. You may also want to find ones that used private loans there too.

Cash buyers will only buy super deals. if you can put the super deals together, the cash buyers will come.
I can’t even imagine giving out my contact information to some guru website, so that I would be pelted non-stop with lousy “deals” found by beginning wannabies.
I cruise through Craigslist once or twice a week. Every serious investor I know does the same, many of them checking daily. Post your super deals on Craigslist and you’ll hear from the cash buyers.
The techniques I use to build my list are the ones the gurus don’t know about nor teach. One of the easiest ways to build a buyers list is to just buy a copy of your Sunday paper, turn it to the real estate section, and start calling properties for rent. Ask to speak to the owner and simply ask them are they still buying properties. If they say yes, then you can take it from there.
