Hello,
Can anyone tell me the best way to approach realtors, when looking for someone who works with investors?
I am new to this and am trying to find a realtor who can put me on an automatic email notification when good rehab deals come along, as well as running some comps once I find a good property to make an offer on.
How is the best way to lay out all I would need/expect from them as well as what I can offer in exchange?
Does anyone have a guide or steps that should be addressed when looking for a good realtor who works with investors?

What I would do is figure out who is responsible for listing all the foreclosures in your area. It is usually one or two offices that list the majority of them even in my big city. Then find a buyers agent from the same office who personally knows the listing agent of the foreclosures and talks to them everyday.
Just what I would do.
Finding good real estate agents is difficult. A lot of agents are basically house wives looking for something to do while their husbands are at work. And of the rest they have no idea what makes a property make money. What I did was I went to my local real estate investor’s club meeting. The agents that hang around there are there because they do understand why properties make money and can find them. If there is a newsletter for that club the agents that advertise there are the kinds you need. They may not be able to talk about the carpet being mauve versus berber carpet but they will be able to talk numbers with you and that is what you are looking for.
I am in Houston. Houston and the surrounding county has 170,000 real estate agents. 99% of them are slugs. All I have dealt with are 7 and most of my properties came from 2. I only dealt with 2 that I got from other sources. I had to tell them the houses I wanted to buy and they just acted as clerks to handle the paperwork. They had no idea why I wanted to buy those houses. One was young and really wanted to know how I could tell which of these house I wanted. I told her over and over and she just couldn’t get it.
