if a commercial lender will loan at 80% ltv, can the other 20% be financed through the owner ? Or does the lender require that the 20% come out of the borrowers pocket?

99 times out of 100 the answer is no. It is possible for the lender to provide 75% and the seller to finance 20% for a CLTV of 95%.

I doubt a seller will carry back 20%. Now it might be possible 10% you and 10% seller.Or 90% LTV and 10% from you.
