Anyone know who will finance tax sale purchases?
I doubt if you will find a conventional or hard money lender. Try for a private investor. You won’t be able to get title insurance because of the right of redemption.
What I would do is either try to buy the deed from the owners or buy at the sale as a land trust. With the land trust you can then assign a portion of the beneficial interest to the investor and you get the profit beyond that amount.
