Figuring ARV....

Just curious what everyone is using to pull good comps to determine ARV. Looking for ways outside of Zillow, Realestateabc.com, etc and having an agent put them together.

Any other good sites out there?

Yes, very serious. I always run properties I am purchasing by a realtor for recent comps; however I evaluate about 50+ or so each month.

I do a quick analysis before sending to a realtor or agent to put together real comps. I’m curious what others are doing to quickly evaluate properties before using an agent.

I think realquest.com is good. It’s a paid service, but I’ve found it to be real good source for initial estimates.

You need to check if your state is a disclosure or non-disclosure state… for example, Texas is a non-disclosure state so online websites sell estimates on what the houses may be worth based on formulas not on comps. Other states do have accurate sales records and can provide better sold data.
