Feeling a bit stuck

I live in WA, a relatively unaffected state by this recession and housing crisis and I talk to mortgage brokers and I hear one thing: conventional loans are only available, not a lot of “creative financing”–too risky.

I talk to investors and they say that creative finance is the only way to go.

A bit confused. What’s Really going on with lending?

The brokers are probably not experienced in investment financing and the investors aren’t using conventional financing (either because they cant qualify or their business model doesnt require it)
