I’m getting into my first rental and would like to know what are your favorite less-than- standard items that I should put in my lease avoid problems and train my tenants well.

few to consider…

  1. Tenats responsible for giving WRITTEN notice to move out 60 prior… (this gives you two months notice to find someone else)

  2. Tenats to maintain yard and water lawn and foundation twice a week at minimum

  3. Landloard can terminate this lease if Tenants are late twice in in twelve months period… give you you chance to get them out

  4. Landloard can assign this lease and/or sell this property… give you chance to sell this CASH COW to someone else…
