It’s time for me to get off the fence… Here is my plan… Please advise.
I have a farm area I am going to work. Average home price ARV 105K-135K…All SFR…70% O/O…30% N/O/O… All I am reading is pick a farm and work it… This area is great for Wholesaling Properties… Great prices for New buyers and Rentals that Cash Flow…
This Farm is a small Sub-Division about 1K properties avg size 900-1200 sq ft.
My plan is to send out 500 Postcards weekly…1K mthly (1 per mth to the complete farm)…Do this monthly for 6 straight months … Postcard…Letter…Happy Holiday card…Postcard… Letter…Postcard…
Using We Buy Houses Poatcard Etc… Phone on all the mail will be 800# w/ ext to track calls… All going to Automated 24hr line w/ call capture… also has a function to press 0 to be transfered to a me (Gets forwarded to #'s I input)…
Also going to put up Bandit signs in the Farm… Doing Door hangers in the farm over the 6 mths… Green Sheet AD… (Penny Savor)… Also Going to do some door knocking to hand out my cards and introduce myself to the neighborhood… Knocking on all the doors,Also at that time I will give a flyer to the homeowner introducing my referral Bonus for Leads…
My Goal: Wholesale…Wholesale… Nothing else…Working NO other area…If something comes up from another area I will work it But not targeting any other area… Stick to my Plan… That’s the Goal.
By the way…I am in Florida… West Central North of Tampa…

Sounds like a VERY aggressive plan, you must have alot of time and some money to throw it all on the line for this.
I see several different forms of advertising going on here which is the general recommendation. Please keep me posted on how this goes.
Currently my campaign is smaller and in the beginning stages. 1 1/2 months in. I market online and use bandit signs in my target areas.
My operating capital is low, i work and am a business student so time is also low. But I get about a lead a day, and am gaining tons of experience.
I’d imagine if i had all your time and all those resources, i could gain a lot of experience in a 6 month period. I think your plan will work great as long as you have a nice list of buyers to back it up. I don’t see how you wouldn’t get leads out of your target area, but alot won’t be qualified.
I personally follow a ‘lean and mean’ philosophy. My next marketing attack is my DM campaign, and i’m my goals are a very targeted list, and a very high response rate copy. I will do small mailings with a goal of most ‘bang for my buck’ to be blunt.
There tends to be a philosophy of ‘economies of scale’. Send out 1000’s of postcards to everyone and some will bite. I prefer the ‘lean and mean’, target only motivated sellers with attractive response rates. And then do it MORE! You can still reach economies of scale without being inefficient about it!

I am in the banking/Investment industry and work long Hours… I also Have a budget of 500-650 monthly…
I understand your philosophy… Targeted (Motivated) Sellers… The question that has been running thru my head is…What and how can I target Sellers that want to and are willing to sell…that other investors are not contacting…(Nitch Market). My philosophy is Keep in front of the homeowner… they will remember me when they want to sell…or have to sell;…
As for the time I am using my resources…My father-in-law is retired and helps w/ the signs… my wife helps w/ the mailings/ Out source the door hangers…I walk the neighborhood on the weekends…
I know I have no free time… But that is what I am willing to give up for FREEDOM…

Well i think you’re approach will work, just make sure you have the buyers to wholesale them to and you should definately be producing leads.
