Well tonight I had a seller contact me from my marketing and tell me an interesting story. This gentleman (who’s name did not show up on the tax records tied to this property, let’s call him Joe) said that I was contacting his former girlfriend (let’s call her Jane) through my marketing campaign. Joe claims that Jane was misdiagnosed by doctors and suddenly passed away suddenly (I’m guessing within the last 2-3 months) and he has been residing at Jane’s house (her name was the only name in the tax records). Long story short we talked about what he would expect for a cash offer for the house (which was actually a good deal!).
Herein lies the dilemma. I searched the county records online and indeed found a few records of Jane (from her transfer to the deed on the house plus her mortgage document). HOWEVER I found no filing of a death certificate. I also searched the area’s obituaries for her name (and every way you could spell her name in case of errors) and found absolutely nothing.
My question is, what could be the reason for this? (assuming Joe is not lying) How can I verify that Joe is on the deed? I mean he has to be in order for the house to be sold, right? Should I contact my title company?
He said he wants to sell quick and cheap, and when I ran my numbers this deal made financial sense, Help!
