Has anyone wholesaled a property that was in such disrepair that it needed to be torn down? I’m not sure I get why an investor would want a tear down unless the land was very desireable.

You answered your own question.
Its done all the time here. A quarter acre is worth over $125k in some area. I have a few friends who have done, they make around $175k profit after selling the new house.
Another tip is to buy a house where the land can be divided and then build a new one.
