Exp. with Investors Welcome Ads

Hi,

I have this guy in the newspaper stating investors welcome ad. I am thinking this guy is a, " wholesaler or birddog". Is that correct? Considering I am new, what should I watch for when dealing with these type of people?

There are people who are legit and want to help, don’t count that out. In general, make sure you validate your own numbers and estimates before taking the seller’s estimates on anything you buy.

Well I talked to this guy. I think he has lost his marbles or something. How can he expect an investor to get in over his head. His prices are outrageous for junkers that need some real fixin up.

I mean there is no room for play. Maybe a $5,000 difference. It appears to me he is not experienced. Maybe I should take his spot…lol…What are you thoughts? Use owner financing and wrap mortgage?..I still think I might lose…

Don’t take on deals where the numbers don’t work. If the wholesaler isn’t buying right and/or taking too much out of the deal. It’s not worth it. There are too many other good deals out there.
