What is the method of a t/b exercising their option…do you just assign your agreement over to them and how do you get your back-end funds?

Pretty vague question. How are you into the deal? Do you own the property? Did you do a sandwich lease? I think everyone might need more info. Thanks

As Jesmar said, more info would be helpful. In general, you can close several ways. A double close, an assigment, place a lien on the property for the amount owed you, etc. The devil is in the details.
When the tenant exercises their option, they go to the bank and get a mortgage. Then everybody gets paid off.
If you are in a sandwich lease, you would do a double closing.
