Ever heard of "MyPhillyDeals.com" ?????

I get periodic emails from “MyPhillyDeals.com” run by Trent Smith. Looking at some of the deals he sends it always looks like the estimated value after rehab is way over valued. These houses are usually in Philadelphia.

I’m wondering if anyone here used this service or has done business with this man, because I have also been warned by a real estate agent - perhaps self-serving - to be very careful of this site and the person who runs it.

Any suggestions or guidance would be appreciated as I am a beginning investor looking for a good deal.
