Hi there…I am about to close on my first property next week. One thing that was most difficult for me in formulating my offer was assessing the repair estimates. Is there a resource (software, literature, website, etc.) that will help me assess the amount and cost of labor for certain repairs? I can do a pretty good job at estimating the cost of a window, for instance, but have no idea how much someone would charge me to install.
Any advice would be appreciated. I have enjoyed reading all of the posts on this site and thank you for your experience!
I read in a book that Home Depot has some sort of cd that we might be able to use. I went this weekend to the contractors desk and found out the desk is closed on the weekends. Will try again during the week.

Contact your local real estate investment club. They should have a wealth of contractors as well as references and input on who to use.
It will take an hour or two setting up the appointments depending on how much work the property needs but atleast you will know exactly how much you will have to pay.
I finally got into this house I’ve been wanting to see and it has taken me 3 try’s to get the estimates and I have all the books they sell at the REI meetings and functions. Also Carlton Sheets.
